I grew up in Northwest Missouri watching my parents work themselves to the bone with little to show for it — not because they lacked effort, but because no one ever told them they could do more. I decided early that our story would be different.
At 22, I started over with nothing but my daughter and a bag of clothes. That moment — rock bottom — is where I discovered what I was made of. I rebuilt from nothing, made hard decisions for my kids, and refused to stay down.
I got my real estate license at 18, spent 10 years in insurance and underwriting, then went full-time in real estate. Today I run Feagans Home Partners — my team, my name, my standards. We are building our barndominium on 40 acres, raising two daughters, and proving that small-town girls can do something great.
I serve buyers, sellers, and investors across Northwest Missouri. I also host free credit education classes because I believe everyone deserves to know their options — whether they are buying their first home or rebuilding from scratch.
Everything I do is rooted in my faith. I do not keep quiet about it. It shows up in how I treat every client.
No shady business. No shortcuts. What you see is what you get — honest, transparent, and always in your corner.
Every deal I close, every class I teach — it is about changing the story for families, not just closing a transaction.
Silence is not strength. I learned that the hard way. I will always give you the real answer, even when it is hard.

I typically respond within a few hours during business hours.
No fluff, no overwhelm. Here's exactly how it works from start to finish.
Pull all three bureaus before you talk to anyone. Most lenders want a 620+ for conventional, 580+ for FHA, and 0 down with a 620+ for VA. Errors on your report are common — dispute them early.
Pre-qualification is a guess. Pre-approval is verified — income, assets, employment all checked. Sellers in this market take pre-approved buyers seriously. Pre-qualified? Not so much.
Your payment isn't just principal and interest. Add property taxes, homeowner's insurance, and PMI if your down payment is under 20%. Use the full number when deciding what you can afford.
💡 VA loan buyers: $0 down, no PMI. Let's talk if you've served. In Missouri, the seller pays your agent's commission — you get professional representation at no cost to you. Choose someone who educates you, not just someone who opens doors.
Make a list: needs vs. wants. Cosmetic stuff (paint, fixtures, landscaping) is easy to change. Location, lot size, and layout are not. Don't fall in love with staging — fall in love with the bones.
Price matters, but so do terms. Closing date flexibility, fewer contingencies, and a personal letter can win a multiple-offer situation even at the same price. Strategy beats luck every time.
Never skip it. A $400 inspection can save you from a $40,000 surprise. I'll be there with you. We'll go through everything the inspector finds and I'll help you decide what to negotiate and what to let go.
💡 Sellers hate inspection repair requests — but they're your legal right. Use them.Your lender orders the appraisal to confirm the home is worth what you're paying. If it comes in low, we have options — negotiate the price, cover the gap, or walk away.
24–48 hours before closing. You verify the home is in the same condition as when you made your offer, agreed-upon repairs were made, and nothing was removed that should have stayed.
You'll sign a stack of documents, pay your closing costs and down payment, and walk out with keys. Bring a valid ID and your cashier's check or wire transfer. Celebrate — you did it.
💡 Closing takes 1–2 hours. Clear your schedule and bring water.Nobody likes surprises at closing. Here's the full picture upfront.
Conventional: 3–20%. FHA: 3.5%. VA & USDA: $0 down for eligible buyers.
On a $220K loan, expect $4,400–$11,000 in lender fees, title, escrow, and prepaids.
Paid out of pocket after offer is accepted. One of the smartest investments you'll make.
Required by your lender. Rural properties can run higher due to travel time.
Local professional movers in NW Missouri run $800–$1,500 for a full house.
Rural homes with propane — if the seller has a full tank, you may owe them for remaining fuel at closing. Ask upfront.
I believe in educating you, not just closing a deal.
You have the right to interview more than one agent. Ask how many buyers they've represented in the past year and how they handle multiple offers. Loyalty should be earned.
Use your inspection results to negotiate credits, repairs, or price reductions. If the seller refuses everything on a clearly problematic house, that's a red flag, not a reason to back down.
Buying outside city limits often means well water and septic. Always get both tested — not just inspected. Water quality tests run $50–$150 and can reveal issues an inspector will miss.
No new credit cards, car loans, or large purchases between pre-approval and closing. One new hard inquiry can change your rate — or kill the deal entirely.
No pressure, no sales pitch. Just a real conversation about where you are and what's possible.
From the first call to the day you hand over keys — here's exactly how it works.
Before we price anything, I pull real data on what comparable homes in your area have actually sold for — not just listed at. It's free, and I'll walk you through it.
Overpricing kills deals. Underpricing leaves money on the table. The right price creates competition — which is exactly how you end up at 102% of list.
💡 Homes priced right from Day 1 sell faster and for more. Reductions attract lowball offers.I'll walk through your home and give you a prioritized list: what to fix, what to deep clean, what to declutter, and what to leave alone. Small moves create big first impressions.
Most buyers find their home online first. Your listing photos are your first showing. Bad photos mean fewer showings — period.
Your home goes on MLS, Zillow, Realtor.com, Facebook, Instagram, and my personal network. More eyes = more offers. I don't just post and pray — I actively promote.
I negotiate on your behalf — price, closing date, repairs, concessions — and make sure you don't leave money on the table or get tied up with a buyer who can't close.
💡 The highest offer isn't always the best offer. Terms matter as much as price.Sign the papers, hand over the keys, collect your proceeds. I'll be there to make sure everything closes smoothly and on schedule.
These moves consistently produce results without spending a fortune.
Buyers notice smell before they notice anything else. Consider professional cleaning — it's worth every dollar.
Pack away at least a third of your stuff. Closets should look half-empty. Buyers are imagining their life in your space.
A fresh coat of warm white or greige makes a home feel newer, cleaner, and bigger. Highest-ROI update you can make.
Mow, edge, trim, weed. If the yard looks neglected, buyers assume the inside does too.
Open every blind before showings. Replace burned-out bulbs. Bright homes feel bigger and more welcoming.
Take down family photos and personal collections. Buyers need to see themselves in the home — not you.
These common mistakes cost sellers real money.
Overpriced homes sit. Sitting homes get stigmatized. When you finally reduce, you attract lowball offers — not motivated buyers.
FSBO homes statistically sell for 5–26% less. The commission you save often costs you more in final sale price, marketing reach, and negotiation leverage.
Fall and winter sellers often face less competition, more serious buyers, and faster closings. The right time to sell is when it makes sense for you.
Major renovations rarely return full value at resale. Focus on clean, neutral, and maintained — not brand new. I'll tell you what's worth money and what isn't.
Free CMA, no obligation, no pressure. I'll show you what your home could sell for and what my marketing plan looks like.
